Buying a home could be the biggest financial decision you ever make. Be sure you know what you're getting and reduce the chance of further expenses with a professional pre-purchase inspection. H & K Ryan offers a fully independent inspection service carried out by a qualified and experienced inspector.

Howard Ryan started in the building industry in 1971 and has carried out 1,000's of building inspections and special purpose building inspections as a building inspector to date.

Don't get caught with a cheap inspection cost as most cases the reason for this is that those cheaper individuals do not carry the correct credentials or insurances to carry out Pre Purchase building inspections and also some Pre Purchase pest inspections. STAY ALERT! A cheaper alternative is not advisable.

H & K Ryan's building inspection reports within Sydney are fully descriptive, they show the site, the exterior, the roof exterior, the roof void, the sub floor areas for timber floor construction and the entire interior. They also include photographs of defects and any other problems we find.

Do, or will you know, if your new home has been built by an "Owner Builder " ?   H & K Ryan will as you need to know to prevent you from losing potential value in the future. Owner Builders must provide you with a Home Owners Warranty Certificate when they sell their homes in the required period. BEWARE!

An "Owner Builder" does not have the ability to access real issues while constructing nor do they depend on others knowing the Australian Standards, so don't get caught.

A thorough search to identify existing and potential problem areas puts you, the purchaser, in a better negotiating position with the selling Agent. most Agents don't like what we find, therefore that is how we know we are doing our job. Finding problems before you buy may allow you to renegotiate the price of the purchase property or have repairs carried out by the vendor, or a price reduction, prior to the purchase. Of course, we can offer remedies to any problems we find and all of our pre-purchase inspections comply with the Australian Standard (AS4349.1-2007)

New Construction, Progress Inspections $595-00

If you're in the process of building or renovating, an independent building inspection can help you. This service is invaluable to the owner, the builder and or the property investor alike to keep their project running smoothly and ensure its hassle free. Statistics prove that 1 in 4 projects fail to meet current BCA standards and the relevant Australian Standards.

Construction progress inspections carried out by H & K Ryan are completely independent and give you advice on the progress of work and the standard of work being carried out.

We want to inspect at Frame stage after the external brickwork is complete and the roof tiles have been fitted to your roof area and again just prior to hand-over stage. A lot of builder's have issues at hand-over stage so it is vital at this stage that your new home be inspected. The cost of each inspection is $495-00 inc GST, so don't be disappointed at the end of your project to find out you did not engage us to inspect your new home to alert you to these issues that need attention by your builder.

Building Dispute Matters from $295-00 per hour

We are specialists in this field and can also help in matters relating to pre-purchase building inspections that have not depicted the true findings of the actual property, new building construction dispute problems, defective building works, non tradesman like works and incomplete works, should they evolve.

If your builder is not performing the way he stated to you in the building contract then you may have an issue to be resolved now, rather than wait till it escalates. Building matters can cost $1,000's if not caught early enough to nip them in the bud. A simple $50,000-00 renovation can escalate into a $30,000-00 costs claim if not dealt with effectively, therefore let H & K help you!

We will also deal with your builder to bring to his attention the pending dispute issues if you wish us to do so. In most cases this will prevent very costly legal battles. Under the code of conduct we act for the CTTT and the courts to come to a resolution in all matters.

Swimming Pool Inspections $595-00

When purchasing a new or existing home with a swimming pool most Pre-Purchase Building Inspections will not cover this item that mostly has items of some concern as well as non compliant items that can cost a family member their life. At H & K we can provide you a valuable and fully detailed report just for the Swimming Pool and the supposedly contained area. Swimming Pool Inspections cost $495-00 and we are available all over NSW and Coastal and Country regions to carry out this inspection. Some areas will incur a traveling fee if required.

Pre-Sale Inspections from $595-00

A Pre-Sale Building Inspection gives owners of existing properties a detailed guide and list of what is to be carried out to their property before they place it on the market. This report can save property owners $1,000's in lost value if a pre-purchase building inspection is carried out by an individual who does not hold the relevant qualifications for pre-purchase building inspections as these type of inspections state highly inflated costs of potential rectification works that really do not need to be carried out. Don't Get Caught by these type of inspectors!
